While we may all wish for a fast property sale, the reality with these things is often very different, with lengthy delays, unforeseen hold ups dragging along the process, in some severe cases up to a year.

If we knew how to guarantee a fast house sale we would all be used to much quicker transactions. Sadly, No one can guarantee that you’re going to have a smoother ride. What you can do though is make your house ready for a fast sale, whilst ensuring you go for a streamlined selling process to quicken up the traction.

The very first thing you need to do is to ensure that everything is okay at the legal end of things, by that we mean things like the title deeds and that and problem you have with the property are fully explained to the buyer. By making sure that your lawyer has all of the legal things lined up before you start the transaction will make the transaction move along a lot more quickly.

Also on similar lines a structural survey done on the property will make sure that there are no prolonged delays, and presenting it for inspection for any potential buyer will let them see that there is no problems and will also breed trust between you and the said buyer will help for a quick transaction.  It will certainly help make clear if you have any structural problems before the buyers survey picks them up.  Allowing you to sort out the problem before the transaction takes place to stop any delays.

One of the most important fundamental principles of ensuring a quick sale is make your property desirable. There are a number of ways to make your property look better, to spruce it up, and there are also a few marketing techniques that can be used to the same effect. First of all, it may be a good idea to decorate your home in neutral colours. Neutral, clean colouring has been proven over the years to sell property faster, and you should invest some time into changing the internal appearance of your home to sell it faster.  In certain areas where houses are selling particularly well such as in Leicester, to speed things up and make it more appealing  make your house into something that people can move into straight away.

If pretty much all else fail you can always go down the route of lowering the asking price of your house, this will obviously mean you will get less for your house  but it may tempt the buyer into making a plunge if he thinks he is getting a good deal. If you take just a few thousand off the asking price it may be enough to make the potential property buyer dive in with an offer.

A fast house sale is something we all dream about when we are looking to move. The absolute last thing you want is to be put behind schedule in selling your current house, however by understanding these problems before they arise and fixing them there and then can save a lot of time in the transaction.
